11 Reasons to Put Your Home on the Market During the Holidays


  1. People who look for a home during the Holidays are more serious buyers!
  1. Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!
  1. Since the supply of listings will dramatically increase in January, there will be less demand for your particular home!  Less demand means less money for you!
  1. Houses show better when decorated for the Holidays!
  1. Buyers are more emotional during the Holidays, so they are more likely to pay your price!
  1. Buyers have more time to look for a home during the Holidays than they do during the working week.
  1. Some people must buy before the end of the year for tax reasons!
  1. January is traditionally the month for employees to begin new jobs.  Since transferees can not wait until Spring to buy, you must be on the market now to capture the market!
  1. You can still be on the market, but you have the option to restrict showings during the six or seven days during the holidays!
  1. You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!
  1. By selling now, you may have an opportunity to be a non-contingent buyer during the Spring, when many more houses are on the market for less money!  This will allow you to sell high and buy low!

Is the MLS enough?   A seller told me today their home was listed for sale in the MLS, multiple listing service.  I would say is that enough to promote the sale of your home?

There are currently over 50,000 homes for sale in our MLS

What else can be done to promote your home sale?  If the only marketing approach you or your agent is using is the MLS….well that is is not enough.  Times have changed.

DOM Days on Market and DOMP Days on Market Property

DOM  – Days on Market and DOMP – Days on Market Property

These are terms used in our multiple listing service or MLS.  They refer to how long a property has been listed for sale, in terms of days.

DOM – Days on Market, tracks how long a property has been listed under the current MLS ID number

DOMP – Days on Market Property, tracks  how long a property has been listed for sale over time.  This number continues to grow and is only reset to zero if the property is off the market for 90 days.   This is a very useful number to track if the seller is taking a property on and off the market.

Here is an example:

DOM-MLS:  101 DOM-Prop:  582

this means that the property has been listed under the current MLS ID number for 101 days

and that it has been on and off the market over the last 582 days.

How to win in a multiple offer situation.

Have you ever made an offer on a home only to find out there was someone else who also made an offer? Or maybe several other offers?

Maybe you have been looking for that perfect home for months.  Now is the time to make sure you are working with an experienced Realtor like myself.  Recently I sold a home where there were 7 offers.  A few of the offers were low ball offers and the rest were very competitive.  Here are my top tips for winning in a multiple offer situation

Be aggressive on your offer Price -  make your offer a list price and consider using an escalation clause.

Buy “As-Is”   – you can still do a home inspection for informational purposes, but give the seller piece of mind that you will not ask for any repairs

Put a large Earnest Money Deposit Down – 1-3% of the sales price is normal and in a multiple offer situation consider 5-10% using of the sales price

Let the seller choose the settlement company – The seller is going to feel more comfortable with options and choosing their own settlement company

Settlement Date – Find out what is important to the seller and use that date

Rent back – does the seller need a rent back from you, consider offering a free rent back to the seller

**you may want to consider waiving the appraisal contingency

 

and make sure your agent follows up daily on your offer and is easy to work with and communicate with.
