Virginia Grantor’s Tax Set to Increase July 1st.

The Virginia General Assembly enacted a landmark transportation law (HB 2313) to raise new revenues to pay for transportation initiatives across the commonwealth, with an emphasis on funding capital projects in the Northern Virginia and Hampton Roads areas of Virginia.

Effective on July 1, 2013, transferors of real estate located in Northern Virginia will be subject to an increase in the grantor’s tax from 0.10% to 0.25% of the applicable purchase price, exclusive of the value of any encumbrance. Currently, the grantor’s tax on transfers of property is $0.50/500.00 ($1.00/1000) this new statute imposes on the grantor an additional $1.50/1000 of value (or consideration, whichever is higher). The result is a total grantor’s tax of $2.50/$1,000.

Therefore, on a conveyance where the consideration is $600,000.00, the grantor’s tax was $600.00. As of July 1, 2013 the grantor’s tax will be $1,500.00. The increase is styled as a “Regional Congestion Relief Fee.” The increase does not affect the recordation tax applicable to mortgages.

According to the Commonwealth of Virginia, Department of Taxation the affected localities are:

the Cities of Alexandria, Fairfax, Falls Church, Manassas and Manassas Park
and the Counties of Arlington, Fairfax, Loudoun and Prince William.

Lacey Lane Subdivision Preview

A new subdivision is being developed in the North Arlington neighborhood of Waycroft-Woodlawn, and the developer, The Barrett Companies, is giving us a preview of what to expect.

The Chamberlin family has run The Barrett Companies since the 1980s and prides itself on designing homes that are an alternative to “McMansions.” Their vision of Lacey Lane includes beautiful Georgian homes that fit into the size and scale of the neighborhood.

Orange cones and flashing lights directing traffic has become the norm for our everyday commute here in Arlington. Renovations and reconstructions have taken over majority of Arlington’s hot spots, making Arlington one of the ”hottest” markets for construction. Yes, it has been causing some traffic troubles for our area but I see it as only a minor set-back for what’s to come which is a bigger and better Arlington County.

Just recently, CNN ranked Arlington, VA as #45 in the Top 100 Best Places to Live in the nations , #11 in Top-earning towns & #4 for Best Place for the Rich & Single. That being said, WHY NOT move into Arlington? We have tons to offer from restaurants/bars, shops, public hang-out spots  and lets not forget the close proximity to metro stations and the nations capital: Washington DC.

Arlington, right now is THE place to be, so check out the new upcoming condos coming to our area and don’t miss out on some amazing opportunities.

Dittmar Co. is currently in the works in constructing a  two-buidling development (skywalk connected) which will consist of 534-units with 12,815 sq.ft. of retail space, 630 underground parking spaces and a central public plaza . One building will be 12 stories and the second six. Exepcted opening is Sping 2014.

 Running through the central plaza will be a new cobblestone street, to be labeled 9th Street N.
