The new year started off generally slow, but it has been projected to pick-up later on throughout the year.  According to MRIS monthly stats, January 2012 was not too great but we are confident it will not stay as is, check out the stats below:

  3. Number of closed sales decreased

Hidden Title Hazards-Your Last Defense

In spite of all the expertise and dedication that go into a title search and examination, hidden hazards can emerge after closing, resulting in unpleasant and costly surprises. Some examples of hazards include:

  • A forged signature on the deed, which would mean no transfer of ownership to you
  • An unknown heir of a previous owner who is claiming ownership of the property
  • Instruments executed under an expired or a fabricated power of attorney
  • Mistakes in the public records

Title insurance offers financial protection against these and other covered title hazards. The title insurer will pay for defending against the attack on title as insured, and will either perfect the title or pay valid claims – all for a one-time charge at closing.

Your home is your most important investment. Before you go to closing, ask Universal Title about your title insurance protection, and be sure to protect your home with an owner’s title insurance policy.

 I wanted to start off the new year with some December 2011 stats. I think it is important for home buyers and home owners to know and understand where our current real estate market is and probably heading. As we already know, the Northern VA area is a well-known area where many wish to migrate to for employment or to raise a family.  Let me help those who are trying to sell a home or those who are interested in buying within the area.

Considering the table above, December 2011 was a positive way to end the year when it comes to real estate.  Homes on the market were sold at an average increase of 3.64% meaning homes on the market were sold at its true value and more. The number of days a listing was on the market decreased at 4.62%; homes were on the market for a lesser period of time compared to that of the previous month.  As a home owner trying to sell, December was a good month!

D.C. Considered Most Attractive Place to Move

According to CNNMoney,  Washington, D.C. was named the most attractive area to move into for 2011.

United Van Lines annual migration studycalcualted that nearly twice as many Americans moved to Washington, D.C. “making it the most migrated destination in the nation for the fourth year in a row.”

There are many reasons on why one would move in the first place but  the most common reason today is for employment. The DC, MD, VA area have the advantage of being close to the nations capital where our government body resides.

“The federal government hired about 150,000 workers, not including postal employees, since 2008, according to the Bureau of Labor Statistics. Many of the new jobs were in D.C. and the surrounding areas in Northern Virginia and Maryland. And government salaries have been increasing, sometimes dramatically, drawing in many affluent professionals — the kind likely to hire a large, full-service mover like United — to the area.”

DC Housing Market Remains the Healthiest

A recent article post by Washington Business Journal reports that the Washington D.C. housing market remains strong and healthy even through recent economical troubles.  According to Clear Capital, California based real estate data firm, the median home prices in the DC area for November were up 4.5% compared to three months earlier. It was granted “the best quarter-over-quarter performace in the nation.” On a nationwide standpoint, the median prices were down an average of 2.2%  compared to a year ago. 

Alex Villacorta, Clear Capital’s director of research stated that “with only a one percent drop in national home prices since January and virtually no change in prices over the last six months, strong evidence suggests the big swings that many market participants are accustomed to could become a thing of the past.”  In other words, it appears that our housing market is starting to settle after years of fluxuation. It is safe to say buying or selling a home right now wouldn’t be a bad idea!

What does inflation have to do with real estate?

We have continuously seen and felt the impact our economy has sustained  over the past year due to inflation:Food at home – up 6.2%,Housing fuels and utilities – up 3.5%,Transportation – up 9.2%. Inflation is considered bad all around but many are unaware of the advantage of owning real estate during such time.

Over the last 30 years, inflation has impacted price of living, school tuition price, price of food and more except for mortgage payments.  The price of owning a home has not increased at all according to National Association of Realtors (NAR). Take a look at the first graph, it compares the  percentage increase in the most common living expenses during the past 30 years.

As time moves forward, it is going to be expensive to get by in this economy therefore owning property will only benefit you in the long run! The second graph projects the best and worst case scenarios of inflation on our economy and your pockets!

The number of closings for the month of October decreased compared to the prior months but the average sold price for a listing did increase which means listings were sold at their real value getting what your home is really worth.

           

The number of new litings did decrease for the month of October as did the average number of days a listing was on the market.  The month of October was steady but we are looking forward to the holiday real estate marketing season!
