Coming sooon…..Dittmar Co. Virginia Square Towers(Expected Open Spring 2014)

Orange cones and flashing lights directing traffic has become the norm for our everyday commute here in Arlington. Renovations and reconstructions have taken over majority of Arlington’s hot spots, making Arlington one of the ”hottest” markets for construction. Yes, it has been causing some traffic troubles for our area but I see it as only a minor set-back for what’s to come which is a bigger and better Arlington County.

Just recently, CNN ranked Arlington, VA as #45 in the Top 100 Best Places to Live in the nations , #11 in Top-earning towns & #4 for Best Place for the Rich & Single. That being said, WHY NOT move into Arlington? We have tons to offer from restaurants/bars, shops, public hang-out spots  and lets not forget the close proximity to metro stations and the nations capital: Washington DC.

Arlington, right now is THE place to be, so check out the new upcoming condos coming to our area and don’t miss out on some amazing opportunities.

Dittmar Co. is currently in the works in constructing a  two-buidling development (skywalk connected) which will consist of 534-units with 12,815 sq.ft. of retail space, 630 underground parking spaces and a central public plaza . One building will be 12 stories and the second six. Exepcted opening is Sping 2014.

 Running through the central plaza will be a new cobblestone street, to be labeled 9th Street N. Arlington Real Estate Market: July 2012

Median Sold Price $520,000 +4% -5.45%
Avg Sold Price $575,076 +3.87% -8.56%
Avg Days on Market 47 days -14.55% +4.44%
Avg Sold to Orig List Ratio 97.58% +2.03% +0.22%

Arlington’s July real estate market wasn not the best month.  By looking at the available statistics, it shows that our market was uneventful. Less homes were sold and homes listed were on the market for an additional average of 4.44% days more. Homes that were sold were sold at a decreased average sold price of 8.56%. It is clear that not many homes were sold or listed; not much action. There are probably several reasons for this decline possibly the ending of summer and begining of school days but one can never really say why individuals are not buying. Graphs below display a better illustration of July’s market for Arlington.

Arlington VA June 2012 Real Estate Market

Avg Sold to Orig List Ratio 97.37% +0.77% -0.64%

The month of June was a decent month for the real estate market. It was kind of slow but listings were being purchased and at decent prices. By the looks of the table above, its clear that even though listings were on the market for an average of 7.14% more than the previous month, the sale price had also increased by an average of 5.48%. Homes were purchased at its true value and more. This was a great month for sellers.  The number of closed sales also increased by 7.35%.
